Introduction to Series 2 · Flexibility

This series let investors pick and choose from each investment.  It was and is a fantastic and flexible investment vehicle. However, it turned out to be very burdensome from an administration and accounting side. Instead of explaining investment themes, we had to explain each investment to every investor, collect the funds, track each income and expense item by client and ownership percentage of that particular investment.   The tax, audit and semi-annual accounting take a lot of our time and energy and clients preferred the quicker turnaround of Series 1. 

 

So we asked ourselves, how can we provide the simplicity of Series 1 with the flexibility of Series 2?  We had a great solution.

 

 

Thus the Income Series & Growth Series were born.

We offered to our initial investors the first opportunity to invest in JSQ Multifamily II, a $50 million dollar offering specifically targeting the continuation of the strategy in JSQ Multifamily I. The terms for the limited partners in JSQ Multifamily II will be the same as Multifamily I. We will again invest in joint venture with our current partners, Watermark Residential and Thompson Thrift Construction.

With properties in distress, tax lien sales present a great opportunity to generate maximum rate of returns that are higher than many other investments. A tax lien sale is one of two methodologies used by governmental agencies to collect delinquent taxes owed on real estate and can generate double digit returns.  There are potential pitfalls, but the manager we selected undergoes thorough due diligence on the liens they bid on to reduce the potential for adverse consequences.

Income producing farmland is particularly attractive because it provides current income as well as the other benefits of hard assets. Farmland will benefit from the secular increase in demand for grain, environmental demand for alternative energy, and the impact of globalization.
